You may want to look into the various REI meetups to network with local investors.

Depending on where you're coming from, there are suburban ones (ex/ CCIA, WCRT) and ones that meet in the city. 

I recommend @Brie Schmidt and @George Foster 's meetup on the northside of Chicago. 

Just networking, no pitching. Good group of people who are willing to share / help.

Can you share any more details? Is the deal listed? or Is the seller a Realtor?

I'm curious to know why they asked for POF. Usually a motivated seller on an off-market deal doesn't care about POF, so long as you can help them out of their situation.

Maybe someone from BP can help you on this deal, but we'd need to know more.

If you're ever visiting Chicago to check on your properties, you should check out the BP meetup that @Brie Schmidt and @George Foster run. Lot's of great local investors, realtors, wholesalers, contractors etc. to network with. 

I'm a wholesaler focusing mainly on the southwest side / some southeast side.

@Jamane Y. , Thanks! Best of luck on your deal! Asking for POF from cash buyers was scary at first, but I quickly learned that true cash buyers will send it to you no questions asked. This saved so much time instead of showing the property to dozens of non-serious buyers and hoping they have the cash.
