@Kevin Thomas  in my opinion (I have 2 Brooklyn multi-fam) it is absolutely the landlords responsibility.  First of all, this is Brooklyn!  There are bugs and rats and mice of all shapes and sizes and they need to be managed...regularly.  I always get a preventative visit when I buy a place (make sure all the holes under the sink and in the basement are filled) and poison/bate stations are put down.  Then if you are in a problem area or there have been problems in the property then monthly or quarterly depending on the severity from then on until you are sure you are over the worst!  If there is no problem then still do the preventative and either wait until you suspect, or even better so a half yearly or quarterly visit.  It will keep happy tenants, and boy oh boy, you don't want to deal with the alternate situation.  I have lived and learned, stay on top of it :)

Peter Assaad Hi there. I feel like there's some steps to take before this. I've fortunately never had to evict yet but I hear it's a nightmare in NYC. I had a guy that was routinely late on his first 4 months with me. I gave a little leeway and then I decided to turn up to 'formality'. I sent a '1st warning' message (labeled clearly as such) detailing his payment schedule over that period. I told him that it was no longer going to be tolerated. That late payment fees would be levied for anything that was a day late. You can also educate them that eviction proceedings will forever damage their credit and ability to get another apartment. In my case, the guy was never late again It's worth a go first....

What's interesting to me is the increased level of activity in the past 12 months in downtown (I began to map it out). People are buying and renovating. Change is coming but everyone has to deal with the level of risk they feel comfortable with.

Jay Hinrichs I do in fact plan on taking that experience and doing exactly the same thing ;). Of course there's homework to be done to ensure gentrification is coming, there are signs if you know what to look for.

John Chapman Jay Hinrichs Wouldn't Bed Stuy in Brooklyn in 2010 been considered D? I bought my first investment there, renovated and rented above market and sold 5 years later for double. I for one am a believer.
