Add the girlfriend as an occupant but not a party to the lease. That way you'll have it in writing that she lives there, but the total financial responsibility for the lease lies with the boyfriend.

You can do this as an amendment to the current lease, or sign a new lease which would restart the clock on the lease term.

 Good day. Does the occupant have any legal rights to the property? When the lessee moves out does the occupant get the right to stay? Thanks.

Thanks Dan and Steven. I am working on the rental criteria.  I realized that I have to consider the area - slightly "gritty"  with the tenant I would like to have. Thanks again!

Thank you Dan Perrott! I should have done this before telling the security deposit is equal to one month's rent! I am certainly learning. Question, I seemed to indicate to the couple that things were a go but my instinct said run a background check on the party that is not working. What if I find something negative, how do I back out? Thank you.

Thank you, Maggie Tasseron! Couple of questions for you: How did you verify his income? He submitted pays stubs. I called the company from the number on the application and spoke with his supervisor.  He gave a positive report. I then looked the company and the supervisor up on Linkedin. He is CEO and the company seemed legitimate. 

 How is their past record as tenants? They are coming from their parents' home. I contacted the mother of one of the applicants. Since they didn't have rental history, they will sign a month to month lease agreement.  And why is the woman not working? I wanted to ask. Is it legal to ask? I sensed that maybe, they are about to have a baby. This couple is the best applicant thus far... Yes, my own instincts are putting up red flags... I thought maybe my leverage is the month to month lease and until they submit a deposit, I will contact a local property management company for tenants. Friends suggest that I give them a chance because the lease is month to month. However, if I feel positive when I meet with them but if I continue to feel some doubt,  I am going to back out before signing the lease... Thank you for the advice and questions!!!

Thank you Michael Boyer. I am going to use the FINRA. Whether they will pay rent and be respectful is most important.

Thank you, J. Beard .  I appreciate the feedback.  The couple came by today.  I stressed that the lease is month to month. Additionally, I stated that we have to be a good fit.  

Thank you, Carrie Hiner. They lived with parents, so rental history cannot be verified.  Should I call the parents? 

Thank you, Ryan Mullin. I advertise on Rentlix and Craigslist. I appreciate the suggestion to post 4 to 6. Thing now is they came by with an updated credit report as I suggested. I felt a little more comfortable with them because they will have a month to month lease.  Additionally they will bring the security deposit this week. I hope it works out. I appreciate everyones' advice!

Thank you, Sterling White. A bad seed will bring problems. Hiring a local leasing company is a good suggestion. I need to consider the financial cost. Thanks for the advice.

Good day! My rental has officially been available for two months.  It took two months to update the bath and kitchen.  

This is my first home and rental. I reside on the first floor and have inherited one tenant. 

So I've spent at least 3,000 to get the other apartment ready.  I don't have a pet policy because of pet dander allergies of the current tenant. This reduces my potential tenant pool. This area has many apartments available.  The area has home owners on some blocks and some low to moderate income rentals. Some prospective tenants said the area is gritty. Others love the area but don't pass the credit level I set (D). My concern, is that I am having difficulty getting qualified tenants.  Currently,  I have a couple where he doesn't have good credit, they were late to the showing but I verified monthly income and its 3400 a month.  The job was started 6 months ago. The woman does not work. I had an okay vibe and because they are young, I thought about giving them a chance and the lease is would be month to month. I am feeling a little uneasy. Please advise. I am trying not to accept a tenant because Im desperate to rent. Thank you!

Hi, I couldn't get a qualified tenant and didnt understand why until a seemly qualified tenant mentioned that there was no laundry in my building.  She didnt want to use the laundromat in the neighborhood...but nice apartment. .. I checked other apartments and most offer w/d. Additionally, when consulting with a lease lawyer, she mentioned that her daughter recently had one installed in her rental unit...she was sooo happy!

I enjoyed living in Claymont, Delaware. It's on the Pennsylvania/Delaware border. I-95 Northbound is minutes away from most parts of Claymont.  If you consider commuting, there is the Claymont Train Station- Regional Rail to Center City Philadelphia. West of Claymont is North Wilmington Routes 92 and 202. This area also borders Pennsylvania and has easy access to North I-95. Good Luck!
