Good Day!

This is a 3 unit multi-family apartment home. Also this is my first home and I am new to landlordship. Currently, I occupy the first floor, 1 bedroom unit.  I want to add a room to the first floor and later a deck on top of that. My reasoning is that when I move and offer it as a rental, a two bedroom will increase the pool of potential tenants. Additionally, the second floor unit would have the addition of the deck. That is  a decent plus for a rental. I would charge more for both units. Two possible draw backs: A few applicants for a current vacancy say they like the apartment but not the neighborhood. Secondly, the deck would have the view of the neighbor's yard with grass that has not been cut since I moved there in May of this year. Moreover, I rarely see them so any type of rapport has not been established.   

In terms of buliding the room and deck, friends say I could hire people they know to complete the work for a reasonable price. Does this seem like a worthwhile investment? Any advice is appreciated!

Greetings,

I am a new owner of a multi family unit or triplex. I inherited one tenant and am looking for my second tenant. Additionally, I am new to landlordship and desire to learn a lot. I am determined to provide quality living at a reasonable rate. Moreover, I want a adequate profit margin from this property in order to purchase another triplex or duplex. Foremost,  I want to live the kind of life that allows me the freedom to pursue all of my dreams and ambitions!

This is a new venture for me. Additionally, I'm a first time home buyer. The elf would reseach and get the best deals on kitchen sink cabinets, landscapers, best insurance coverage, find reasonable fees to pay lawyer for rock solid leases, manage contractors, find the insiders for appliance purchases and how to lower costs.

I was not aware of the program. Thank you! As a new home owner, some of the language I am not familiar with and nor do I understand. I have noticed water in my basement after a storm. I am trying to determine if this program could solve my water problem or point me in the right direction.

I recently purchased a triplex in Philadelphia. I inherited the current tenants from the previous owner. Settlement was the 20th of the month. And found out about the rental license in Philadelphia some time later. So that gave me 10 days to get a license. One tenant moved out the other remained and signed a month to month lease beginning the first of the month.  I have not used the rental income and will not until I obtain the license. Question: Will I be fined for not obtaining a rental license before collecting rent from the tenants?
