Hi, James!!

Congratulations on thinking "outside the box"!!!  Most people in your situation wouldn't even be inquisitive about how to start!!!

Of course, there IS a way!!!!!  So, please stay focused on your GOAL, and continue being open to new ideas...  and the answer to "HOW" will find YOU!

Here are a few of my recommendations that might help you:

--- find local REIA groups, and attend all of their meetings. Be open and friendly, offer business cards, etc., but MOST IMPORTANTLY - - - - - - LISTEN!!! You can pick up on some VERY helpful information in these groups!

--- see if there are any BP "hookups" or gatherings or meetings in your area.  If so, DO NOT MISS ANY OF THEM!!!  Attend, and do the same as above!

--- take advantage of all the BP education available:  read & listen to everything!

During all of this, you will be learning more than I can describe here.  In addition, you will be spending time with people that ARE DOING IT, so LISTEN to THEIR conversations!  Plus, you may run across someone who is looking for someone LIKE YOU!!!  Someone who is interested, eager, motivated, and wanting to learn!!!!!!  They might be a great avenue for you to learn from (while earning from)!  Be alert & smart about it -- and always check back here with BP with questions!!!

Real estate IS exciting, and I'm really enjoying it!  I'm impressed to see how methodical you are with you goals -- it will serve you well!

You mentioned that you want to spend the winter learning, in particular -- one area is regarding potential risks involved.  This is an area that I focus on VERY INTENTLY while doing my "niche".  I'd be happy to be in contact with you throughout the winter, learning more about your interests, and offering any helpful tidbits that come to my mind (like -- food for thought, things to ALSO check into, etc.).

Wow!!!  You reached out when feeling torn between two options & while facing a very difficult decision for you, considering where your are right now in your early adulthood -- and you reached out to a huge group which includes successful/experienced people, some with great minds and savvy business skills, etc.  I want to applaud you for that!!!!!!!!!

In addition, you've received lots of response/advice -- including some tough love, some strong advice, some reasons to question your own thinking, etc.  Yet, you are still reading & absorbing these responses, and it appears that you are being affected by all of it.  I want to applaud you for that, also!!!!!!!!!!!!

Whatever your background, what I see in you (so far) is that you are an open-minded person, one who knows WHERE to go, to learn how to do BETTER than you have done before...  a place where people congregate --  the kind of people that you would like to learn from and become more like!!!!!!!!  I want to applaud you for that, also!!!!!!!!!

I KNOW that if you were looking for someone to encourage you toward bankruptcy, there are thousands of better places to seek sympathy/advice/service.  In my opinion, you're on the RIGHT PATH!!!!!!  I want to applaud you for your choice!!!!!!!

I also notice that you ARE learning from the responses, and have ALSO entertained the idea of postponing school for a semester.  Great idea!  I want to also applaud you for that!!!!!!!!!!!!!!!!!!

From my own experience, I give you these thoughts:

1)  Golden Rule!

2)  Dream it -- SEE it -- FEEL it -- then LEARN HOW to do it!!!!

3)  Believe -- and don't EVER give up!

While on such a tight budget, go to the library & check out everything available by Robert Kiyosaki (starting with the beginning of his materials).  It will be very inspiring to you!!!  In addition, read (or listen to) ANY materials that are available free to you) which are related to your interests PLUS inspiring, uplifting, encouraging!!!!

From personal experience, I would also advise you to avoid bankruptcy at all cost, as long as possible, while trying to pay off debt.  I was able to dodge things & avoid bankruptcy for 17 years (after a nasty & financially-ruinous divorce left me a quarter-million in debt/responsible!!!), but it caught up to me before I was done!  For you, I think that working on 20k over the years will not be nearly as uncomfortable or stressful!  

Another piece of advice -- if you're interested in wholesaling (which I think is a good idea), here are some ideas on how to get it started:

-- find a local or nearby REIA group... attend the meetings... network & let people know that you are looking for an opportunity to work with/learn from a "mentor"

-- if there are BP meetups in your area -- don't miss them for ANY reason!

-- read, research, learn, dig, get OUT there, talk to people, do EVERYTHING you can think of (I sense that you ARE that kind of person)...  (sometimes, I've even stopped on job sites & rehab sites to just check things out -- chat with the crew, see what I could learn, etc.).

So, in a nutshell -- what I'm saying is that I think you've got a GREAT future ahead of you, BECAUSE of your attitude!  Yet, if you're just interested in wholesaling real estate to get you through a difficult time -- it might not be such a great decision.  HOWEVER, if you're interested in wholesaling real estate AS A STEPPING STONE to other potential real estate related goals in your future...  then I am behind you ALL the way!

Hi Chad!!

I'm in a similar situation, perhaps.  I'd like to jump on some of these great deals I'm finding, for Myself!  But I'm not quite ready, financially.  Can't remember where I read this suggestion, but it is what I'm doing right now:  keep turning those great deals you're finding over to others who are ready, able, and will be repeat buyers (of course, you'll be making money during the process), and get so good at it that it will fund the first deal you do for yourself.  This way, you'll become prepared for those times when you find the really "smokin' Fabulous" deals, and for any other deals that you don't want or can't handle, you'll have built up some repeat buyers to turn them over to (so you'll make money in more than just one way).  

It's just a thought...  just another perspective on a way to proceed WHILE looking for an investing partner.  I just didn't want you to feel "stuck" or out of options, or get frustrated, etc.  Real estate investing DOES have limitless avenues to pursue, and I also look for new ideas and new contacts!
