I think I'll definitely allow pets when I finally get a place.  Like I said, it is VERY hard to find anywhere around here that allows them, but you guys have given so much awesome advice, I'm pretty confident I won't have too much of an issue.  

If this helps with anyone else with kitties, though, you might strongly advise your tenants to get a fountain water bowl.  They can be expensive but they have some at Walmart and Petco for about $20.  It encourages them to drink more water, so if they do happen to miss the box, or potty where they're not suppose to, the smell is much easier to get out.  Kitties love moving water!  :)

That's awesome.  Have any of you ever had issues with maybe a loud pet?  Barking dog, and such.  How is that situation  handled?

Hey again guys!

So, as some of you might or might not know, I'm currently a tenant at a apartment complex.  I'm not in real estate yet, but my goal is to own my first multi-family home within the year.  

I'm curious on other's policies for owning pets.  I know in this area it's very rare to find a place that will rent to you if you have pets.  Seeing I have two cats myself, I understand that people really do love their furbabies, so I would like to allow animals at any place I purchase.  

Do any of you have a very strict set of policies to avoid damage, loud animals, people adopting too many pets for their home?  

What horror stories do you guys have and what did you do to avoid it later?

I have absolutely no experience right now in real estate.  I'm learning at the moment, but I can tell you some of the issues I've personally encountered being a tenant regarding these issues.  

Some issues were that shared space often got muddled with other's possessions that weren't cleaned up.  Destruction of other's property.  People using more than their allocated amount of parking spaces.  Leaving/forgetting laundry in laundry room.  Using amenities past times allowed.  

Honestly, most of these issues, from what I've noticed, have happened because people set the rules but don't really enforce them.

This is really an interesting subject to me.  I guess because maybe you make them feel comfortable enough to come out about their bad habits.  I honestly can't wait to hear some of the responses because I have some ideas, but I want to hear what the professionals say. :)

Seems like you have yourself a good plan going!  I would really like to build up a few properties to rent.  I might explore other venues later on, but would really like to make a good amount of passive income for myself first before I explore any others.  There are plenty of multi-family properties around here, so I'm hopeful I'll find something when the time comes.
