Thanks Jennifer and Jeff!  I think that's a great idea.  I'll start doing some research on some investor(s) and groups in this area and see where I might fit in!  I'm sure I'll find someone who needs some things taken off of their plate. :)

Right now I'm in a situation where I feel I wouldn't be very appealing to an investor, but I would like to know how to be!  I don't have money, my credit isn't that great right now, and I have nothing under my belt as far as experience goes.  I do have time, however.  

I would like to know what I can do to be appealing to an investor.  What are things you look for when it's someone in my situation?  What sets you back?  What gives you good vibes?

With me, personally, it does have a lot to do with fear of success.  It's not the only issue, but it is the major one.  I'm not sure why, because when I sit and think about it, it's the silliest thing to be afraid of.  I guess it's because if I'm successful I'm responsible for what goes on in my company, people's wages, them continuing to have a job, etc.  It's a lot and I've never had that type of responsibility before.  I've lived in poverty for the majority of my life, and I guess I'm comfortable here subconsciously.  I'm tired of it though.  Tired of telling my daughter I can't afford things, or not being able to get us all decent clothes or any at all.  That's why I'm here.  I gave up some luxuries to be here on a pro membership.  I'm learning, maybe slower than I like, but I'm getting there.  I'm that 90% but I want to be the 10%!  It'll be great for me to be successful, regardless of how scary it is.

My friend and I was talking about it, because I plan on having a few rental properties.  Obviously this isn't anything right away, but we were discussing what a property manager would get paid.  I've seen some of the averages, and I couldn't quite see how it was possible at 8-11% for a fair wage without owning upwards of 600 properties (based on the average rental price here.)  I see now that this figure is probably for a property management company.  

Hey guys!  This goes out to all people that have a property manager!  

I'm curious on what you pay your property manager.  I've seen the average at different wage points, and was curious.  

Do you go by a percentage?  

What percentage do you go off of?  

How many units did you obtain before passing the duties over to someone else?

What else should someone keep in mind about hiring a property manager as far as wages go?

Yeah, it did go up $25 but I didn't realize that was a thing.  No one has ever done it before.  Is that common for Ct area?
