Its my first deal, after a lot of issues and struggle, it finally under contract.
Today the buyer come back and asked a lot of repairs to be done it is the condition of removing the inspection contingency. And the appraisal price came back $11k less than contracted price. The worse, I am now worrying the liability issue of buying may file law suit later on.

Here is why I concerned, I repaired a small crack in the foundation, this crack was suspected to have water leak inside of the previous laundry room(which we changed it to an office). The next door neighbor told me he knew the previous owner told them that there was water intrusion to that area. When I asked my listing agent, she told me it's ok not to mentioned it, since it's only someone told me, and I didn't see it. Would that be an issue from your experience?

Also what is the best way to protect ourselves being sued? and how likely a buyer will sue the seller?

We bought a property using our personal names on title. I wonder are we taking too much risk?

Due to we encountered a lot of issues, I starting to think of how to protect ourselves.

"Once again, it is better to pay, make certain all liens and potential claims (workers & suppliers) are covered and walk away."

How can I make sure the potential claims from the workers are covered? also the suppliers? most suppliers here needs to be paid before delivering the products.

Dear Will, the termite company suggested to open up from the floor to fix the damage wood at the crawlspace, that means we might not have enough room to fix it underneath. My listing agent suggested to just leave it. I am kind not feeling not comfortable with it. the re-inspection report indicated $4900 termite.

Darrell, I will have my contractor to come back to do the structural repair. I am hoping I can do it underneath or break the stucco on the outside walls. I think learned the lesson on this first flip.

Will, the staging company is very strict on this. I might not be able to do it. my only option is to do it outside or leave it.

I did the termite inspection, but that area was inaccessible, and we have digged out all the dirt, so now the inspector can access it. We have done the termite treatment which the termite company put chemical to the ground.

My big question is, will this affect the property value a lot? and how many percentage of the bank will finance a property with no termite clearance with with termite work completion?

The property is at $300k range, do you think I should also do an general home inspection?

Dear all, we just finished all the remodeling, and my listing agent just have a termite company did a termite inspection. that is the nightmare, the termite inspector told me that we need to break up the kitchen tiles to replace couple of rotted wood which we didn't discovered.

will this re-inspection report kill my deal? I am having very low margin on this property due to over remodeling.
and what is the best options for me now? the staging furnitures are at the property already, and I signed the contract agree not doing any work after the property is staged.

I just checked the license board. I couldn't find their licence info.

How do deal with unlicensed contractor in this situation? I learned my lesson.

Thanks Jason, the contractor claimed he has license but I never showed me. I just would like to have more leverage, due to he's threaten to stop working and file a lien if I don't pay in full. Also I got penalties due to he delaying the completion date.

For the not licensed work, I have paid 70% due to he repeated requesting for payment.

how can I find out if he's license or not? I have only the business name and address.

also how to deal with if he filled a lien against my property?
