Dear all, in this situation, would it be better if I hire an real estate attorney right away to help me?

Bryan, we didn't try to hide water intrusion. I never seen one, but the neighbor told me so. I think I need to put it to my other thread.

I will just disclose it , so the buyer can do their own inspection or they can back out the sale.

do you think hiring a real estate lawyer to help for this transaction would help?

we cover only a few wood which is difficult to take out, and the damage is minor (less than 25% of the wood were damaged). If the termite company come in and give us the termite clearance, would that be safer?

Just like the rotted and termite damage woods, some of them we covered it up by putting another wood over the existing damaged wood. Would that be issues?

The current property I have with some termite damage, and we have the termite company treated it. But we only replace all those termite damaged wood which is visible. Also some of those woods were covered by another layer of wood by my contractor. would that be issues going forward even I have the termite company doing the clearance of termite?

Also if you have been sued, can you share the experience?

Thanks all, I forgot to mention that when we discussed the offers, she(my broker agent) told me she known the appraiser of the mortgage company her buyer is using, and she have given out free stuff to that appraiser and so called in house appraiser and ensure me if I choose her buyer, the appraisal would not be an issue. I am hesitated to fire her now due to I have to go through and a lot things to put the property up again, also I signed a listing agreement I think it's valid for 90 days.

my agent said don't worry about it. But I think I will insist to disclose this one. Another strange thing is she is also represent the buyer which is her family friend. we just had an appraisal $11k less than the contract price, and I got a list of things to repair from the buyer&agent. I was so disappointed and is it too late to change agent? Also such a picky buyer, how can I protect myself being sued later on in the future? I am only an individual seller with no entity.
