Some Pictures of the the half completed basement:

There is a house I've got a line on that is a great deal for my real estate strategy, but most of my cash is tied up in a rehab for a different house! We're going to try to broach the idea of seller financing, but I'm not sure if they'll go for it.

The strategy thus far is to buy small, distressed SFHs in nice neighborhoods, fix 'em up, rent, refinance, repeat. (Your basic BRRRR method.) Right now we're only on the first R!

I'm not sure what the next steps are to find a lender. I'm nervous to approach hard money lenders because of the short term (we'd being hoping for at least a 12 month loan.) The house will not conventionally finance currently, due to needing rehabbed.

It's a steal of a deal, and I'm chomping at the bit - but where do I go next?

 I was going to say, Art must not have been to Florida very much... everybody has tile everywhere! There was one time we looked at a place to rent there a couple years ago that had carpet, and the place stuck out because of it...

 Me too Lol! We got everything cleaned out, but we're waiting for the basement to get done before we start the finishing touches. They are starting the basement tomorrow! I'll probably post a few pictures everything cleaned out soon.

We are currently going through a reno in which we have to replace the entire basement foundation walls. Is it worth it to have the contractor put in an egress window? It's a 2 bed 1 bath that we are planning on renting out, but want to plan ahead for when we decide to sell. If we put an egress window in now, we can finish it at a later date, and if we add a bedroom it may appraise quite a bit higher. What do you think? It's in a B to B- neighborhood where most homes are at least 3 bedrooms.

Ours is a full basement, and the entire things is getting rebuilt. It's a tiny house,  about 700 sq. feet. It's going to be about $20,000.

We are having the foundation on our rental completely rebuilt. For us, the cost is $200 per linear foot.

We got the dumpster delivered this morning, and will be going over tonight to start clearing it out. With the stupid daylight savings time, we'll only have about 2 hours to work.
