 Thanks anyway - it's just kind of heartening to see it can be done!

 @David Faulkner:

I am a big fan of paying cash initially then refinancing later.

that's what I am hoping to do with the rental property I just purchased - do you have any advice on how to approach banks with this proposition? We bought a house at a foreclosure auction and are about to go through rehabbing it now. We want to rent it by January and hope to refinance in May or June.

 Local market indicates we should get around $750 - it's a 2 bed 1 bath.

Well, Maumee Ohio, actually.

My name is Chelsea - I've been reading (lurking) on Biggerpockets and other real estate websites and forums for probably the last year or so, and together with my husband Dave, finally jumped in the deep end. We bid on a foreclosure in Maumee at a sheriffs auction and are planning to rent it out once repairs are finished. It will be our first rental property.

My goal in real estate is mostly to buy, fix & hold SFHs and <4 unit multifamily properties until we net somewhere around $100,000 per year.

I am hoping to get my real estate license in January, and will use my experience in internet marketing, commercial & drone photography, and research skills to specialize in listing and selling high end properties.
