@Scott Trench Good points and you are right, I'm currently mostly concerned about getting my ARV right. And it might be the way go to pay an agent a small fee. Thanks for the suggestions!

We're looking for single family home flips, plus investing the proceeds into some buy & holds. We would also be interested in duplexes or possible house hacks.

My husband and I are starting into real estate investing. We've done a few deals but now we are ready to get into it more fulltime. He's a contractor and I'm an IT professional, specializing in workflow development. We have a personal friend that is a wholesaler and would like to 'feed' us his deals instead of rehabbing them himself. We're trying to figure out what roles we should each take on. Right now, we're thinking that my husband does the project management and I do the design, bookkeeping and deal analyst. So that leads to the question in this post: Can I get good comps using sites like Realtor.com, Zillow or Trijulio? Or should I get my real estate license to get the comps and save money on the sales? Or get an agent?

We're a GC and moving to Denver in Oct. We would like to get into real estate investing there but from all that I'm reading it's a extremely competative sellers market. Most posts say 'better to stay away for now'. So now we are talking about building spec homes. Is this a good stragety?  Do you think that even with the market there as it is are good desls on lots? Any suggestions?

@Terrance Clark Those are exactly the questions I have. The plan would be for them to hand us the keys and we hand back a finished house.

 We were thinking of taking it on a project by project basis. We would work out what to sub and what we would do ourselves. For all houses, we would always do the trim out electrical and plumbing. I think for everything else, we would agree ahead of time. Maybe a lower hourly rate to frame in a laundry closet, for example. 

We would expect a partner to find the deals, close on the house and list when it was ready to sell. We already have our partner, just looking for input on how to structure.

All that being said, I really looking for input here. This is just a brainstorm from a newbie.
