Everything here is flying off the market mostly with all cash offers so it would probably be your best bet to look for off market properties.

Yes I went to the certified 203k contractors website there is only 1 contractor listed and their website is no longer up and running. I was just recently approved for a 203k loan I am thinking about going the standard 203k loan route but it depends on the house.  I have an offer out on a house right now that would need a standard

Hello BP!

I have recently been approved for a 203k loan and I am looking to find contractors in Phoenix who have dealt with the 203k loans before please send me your recommendations or best resources to find a great contractor.

Duplex's can be hard to come by in Arizona, most are in the older areas of phoenix, there aren't any specific zip codes really, I would say most are in the actual city of phoenix

I just put them in my current flip, I put a food grade polyurethane on them before install because this eliminated the need to seal them regularly.

I am looking to BRRR my first investment property, So I am looking for a good lender and any advice you may have as far as what to ask a lender and things to look for. Thanks in advance!

I did come into a fairly large some of money.

First I paid off all of my debt, then I had some invested in the stock market, I used some to finish my degree that I was already going to school for and now I just recently purchased my first fix and flip property.
