The easy and fast answer is yes.  It is a slog and a battle to get one but you'll be glad you did as prices continue to rise along with interest rates.  Lock in a payment you are comfortable with and watch the value continue to grow.  

If it helps, sometimes looking at the house as a 3-5 year stepping stone instead of a forever home can cut out some of those "dream home" emotions.  We just helped a client who was totally unimpressed with what was on the market shift her thinking to an investment strategy as part of a 5-year plan and she just closed on Friday, moving this weekend.  It is all about the numbers and if they make sense and not necessarily about the design an style of the kitchen.

We are 1031-ing property into 3-6 residential rental properties for a long term rental and need a great property manager in the KC area and the St Louis area. Who would you recommend?  We are out of state investors so hands on, full service is a must with reputable local vendors.

Single-family residence buy & hold investment.

Purchase price: $384,900

What made you interested in investing in this type of deal?

Cash flow is what matters. With rents rising, light rail close by and interest rates low, we were able to buy a house in Phoenix for under $400k that needs no repairs whatsoever and can rent for positive cash flow immediately.
