Single-family residence buy & hold investment.

Purchase price: $384,900

Helped a first time investor bought a primary home to turn into a rental next summer when she plans to buy house #2.

What made you interested in investing in this type of deal?

Cash flow is what matters. With rents rising, light rail close by and interest rates low, we were able to buy a house in Phoenix for under $400k that needs no repairs whatsoever and can rent for positive cash flow immediately.

How did you finance this deal?
