Robert did you happen to find the Real Estate Investor friendly agent?

Thats where I am confused. Because it seems as though the comps in that neighborhood are at 119k and up (for MH's with less land). So I am not sure how to even package the deal. The lot is big enough to put another mobile home on the lot. I don't want to just let it go and it just so happen to be a good deal. I just want to get all of the information before I walk away.

I am so lost on what to do with this Mobile Home. The home is in great condition, although it is a "94". It is all electric and tapped into the city sewer and water lines. Everything just like a regular home. The size is 75x28 with 4 bedrooms. I am thinking that it is a good deal because it comes with the Lot .75 acres. It is not in a mobile home park there is actually a mixture of SFR on the same street. The asking price is about 70k with lot. I don't have a clue where to start with this deal? Any help?!?!?

I am thinking about placing a deal under contract for a Mobile Home. The inside is in great condition and the price of the deal comes with the land that it sits on. How do I know if I am getting a great deal? It seems hard to gauge how much a mobile home goes for. Any help is greatly appreciated.

Although I am just starting out I am very excited. I am feeling my way around and gathering as much knowledge as I can. I do however need to be patient. I am wondering what would be a good amount to market to in order to get about 2-3 leads a month? I don't want to over do it and have floods of calls. But, I also don't want to fall to short and no calls come in at all.

For right now I am interested in single family residential properties. I want to focus on the wholesale aspect of investing for right now.
