Personally I’m glad they left the words in. It gives a much better feel for who Grant is. He’s a passionate dude, with a lot to say. He likes to tell it how it is. I think it’s family friendly through the 1st 1/2 or so.
No. Here in Georgia, a very very landlord friendly state, you cannot accept partial rent and file a 3 day. You need to wait until the next month. I’m sure California is much more tenant friendly, so I’ll only assume the answer is no.

Just north of ferndale(9 mile) is royal oak. Royal oak is a great city that is very stable.
Matthew has it dead on. I own a lawn care and landscaping company and we don’t do every 10 day service. It’s impossible to schedule. It says 2 things, I can’t wait 2 weeks, and I’m to cheap to pay for weekly service.
Remember Cardone started with $350,000 on his first deal. Not the single family deal that he did long before, but after he started his sales programs and was selling cars etc. he had saved a bunch of $$. He also started in the 80’s, times have changed.
They’re going to have to follow the same rules. They’ll get you 70% of appraised value etc. It will be sold to another bank as most are, and will need to close with all of the same rules as any credit union will have. There are credit unions that may be able to get a lower rate. I always compare Costco’s deals (car financing), etc. when shopping.

^ bingo. Get the paper filed yesterday. Your PM should know better than to accept partial payment. That’s a big no no
I just had a set out yesterday morning (eviction) This lady was qualified for income, was very nice and presentable. Had 2 jobs and income from the death of her husband. She also had an eviction in 2011. We discussed it, and it seemed it was from her being on a lease with her ex boyfriend. She moved in March 1st, lasted 6 months and could no longer pay. Just my recent story, take it for what it’s worth.

$30k per year puts a 3x rent income at $833 per month. That’s a c class tenant in most areas. That comes out to about $14 per hour. You’re not going to make it on a 1 salary income at that level. I’d hope that someone with a $30k income is single and only needs a 1 bedroom place and rent would be lower than the $830 per month.

Great information as I just went through this on a triplex. Make sure your dti is inline, and you shouldn’t have issues with a refinance. You need some cash reserves, to show income, and obviously at least 30% equity. They are going to mail you on fees though.
