That's encouraging. I will be using a management company, and they will be finding the tenant.

What is the longest amount of time after acquiring a property that you have gone without a tenant? I have some prospective properties, but am worried that the location may be to rural for a tenant to move into immediately. Does this influence your property purchases? Thanks in advance.

I'm looking for a good property manager to manage some rental houses in the Gainesville ga area. If anyone has a reputable firm that they recommend feel free. Thanks in advance

Looking into SFH's maybe a condo or duplex but nothing larger than that. I don't have the capital to finance anything huge at this point, as I am still contributing to an IRA and have an 18 month old girl to support and contribute to her 529 plan. I look into the future a lot for my goals and try to achieve them reasonably. My first place will probably have a minimal down payment and be between the price of 50-80k.

I'm looking more toward the flowery branch, oakwood, Gainesville area right now. Jefferson is nice, but I work in buford and would prefer to keep my properties between me and my work.

Just checking in. Looking for my first properties. I'm a full time chef, and am interested in supplementing my retirement income with some buy and hold rentals. Located up in Braselton Georgia. I've read some great posts, and hope I can contribute. Thanks.

I am interested in purchasing a condo as my first buy and hold property. I am sure I can get the financing and will have minimal trouble in the future if the property becomes vacant. The interesting thing is that the real estate company is posting that there is a tenant in place and is paying 750 per month. the condo is listed at 60k and is fairly close to my current home, approx. 15 minutes away. I would like to know what precautions I should take with the current renters. Would I need to have them fill out my lease agreement and my contracts? Would I need to ask for a security deposit? I feel that the current monthly rental rate is adequate, but raising it in the future would be difficult if the currents are accustomed to it.
