@Devan Mcclish Nice work!

Two Questions:

  1. Where did you get the sale price of 1.7mil from?
  2. How or what mechanism are you using (like a 1031 etc) that allows for the refinancing to be tax free. Pardon my ignorance, my goal for the month is to learn more about refinancing so I'm a little green on the subject.

@Rob Barry Given the current state of the Atlanta market, your CAP rate is not bad. Especially in a suburb or tertiary market. 

Given that CAP Rate is the rate of your cash flow (NOI) and acts similar to Cash on Cash, your 70% equity will take approx. 7 - 8 years to receive unless you refinance sooner.

What approach do you have toward your next investment?

@Dani Beit-Or What type of investments are you working with in the Nashville Market? I have been looking at condos of late to provide STR cash flow but have been on hold since the City Commission legislation.

Any recs or input as to what has worked well for you in the market?

@Scott Jackelen That is truly a concern with the notion of investing in STR's because the cashflow component could be killed due to politics.

NYC has been fighting this to a smaller degree to my understanding but I am not knowledgeable enough to speak intelligently about their situation. 

Texas State Legislation overruled the City Planning Commissions to allow STR's state wide.

@Dan Mahoney Thanks Dan! I appreciate your insight as it proves to make a lot of sense. In essence Ive taken a step back and realized the sexy and complex deal structure may not be necessary to entice private lending. In reality solid numbers will provide the interest.

@Mike Ojo I do not have these numbers for that specific area but am interested as well. 

Try padmapper.com as a comp source for rents. 

From my knowledge of that area the demographic (agewise) would be 30+ and more established as new development has been sparse until recent.
