Jimmy, have you looked at subdividing the property to three individual parcels? It may be disadvantageous from a tax standpoint but that depends on the municipality.

What are of the City would the townhomes be located? Your product type and subsequent psf will depend on comps within the area.

You need to ask what the current occupancy, current noi, current expenses and ask for whether or not they have a predetermined cap rate.

I would start at the Georgia Secretary of State’s website. You are able to fill out the paperwork for both an EIN and LLC yourself.
