Resolution: I got a 2nd opinion on the problem. Turns out there was no leak in the yard beyond run-off from the HOA irrigation. The high water bills were coming from old toilets that needed maintenance. I'm fixing a couple of bum toilets and that's it.

Original estimate $8,000..  Actual cost $500

I’m 95% thrilled (5% upset with the potential crookedness of the original plumber).

thanks for responses.

-The driveway isn’t shared to answer that question. 

- I’m not sure about the fee simple thing so I’ll try to get the paperwork to determine that.

-The first quote was for 8k so it pls like they are estimating doing it the hard way.  I need another estimate.

Hey BP. I have an underground leak, likely under the driveway, at a townhouse that I own. Digging up the problem and repairing it will be expensive, but necessary. Who is responsible in this case? The owner or the HOA?

I have a perpetually leaky roof on a building I own in Manchester, TN.  At a minimum it needs to get patched up.  Perhaps more.  Any contractors/roofers out there that work in this area.

@Joel Owens.. Can you give a rundown of your favored "internet resistant tenants" that could be had inside of the Retail space, NNN or NN, for less than $3MM? Particularly in the next 2-3 years? My mind goes to QSRs, but would love your view.

I have an interest in small B-C class multifamily (let's say 12-50 unit buildings) in Gastonia or Mount Holly, NC.  I am intrigued by the dynamics of the market and have visited it several times.  That said, my interactions have only been with banks and property managers.  I would love to hear from folks closer to the action.  A few questions:

- What are the actual cap rates currently trading (B, C) ?

- Does this asset class tend to compete with the massive number of SFRs?

- Any suggestions for getting off market deal flow?

I've scouted Gaston county a few times now.  I like what I saw, but I'm still learning.  I agree with Troy, these decisions are painfully local.   That said, start with school zones as the framework rather than zips.  Good luck to you.
