Brittney, I have a 6 acre flex industrial project that I am developing now in GA. Great to meet different owners in the area. 

Do you guys self manage or have managers in each market?

 Thomas, I'm developing a flex/warehouse park right now in GA. Happy to help answer any questions. Flex Space has a very wide range of tenants/uses. Anywhere from small contractors, pest control, welding, even crossfit, etc. I am targeting the small contractors that need one maybe 2 offices and a couple thousand sqft of warehouse. 

The returns I've seen as far as cash flow are decent, but what attracted me are the typical long term leases with rent escalations every year. Longer term leases keeping cap rates somewhat low and stable when selling. 

The project I've put together is one 9000 sqft building and one 12000sqft building. I will be pre leasing soon, but anticipate splitting each building into 3/4 tenants. I also love this space because of how customizable the space is for tenants.

does anyone have a proforma for ground up development? I have different proformas for differen ttypes of assets but its hard to configure for flex space. willing to buy , thanks

I have 6 acres under contract to develop a flex business park. I have done different developments in the past, but do not have a proforma to fit the type of rent/construction for flex space. Each deal is so different that its tough to tweak the proformas i do have. 

Is there someone that has a proforma they'd be willing to share or somewhere to buy one? This is a ground up development with shallow and larger bay flex space.

But in the Smoky Mountains most property management companies will assist in some sort of proforma if you are considering using their services. I've built out an ROI calculator on my website that I direct most investors to if I'm not working with them in some other capacity. Happy to share it if you'd like to take a look.

We are looking into different properties mostly in the GA Mountains and Vacasa has been extremely helpful in projecting revenues and looking into properties. Does anyone have experience with their management in the smokies or Ga? From the reviews and forums I have read, it seems like a lot of people haven't had good experiences with Vacasa managing their properties. I'm just wondering if their team in this area might be different. Thanks

would love to know if this model works. Also would love to know the best way to find older motel owners. It seems like there are abandoned ones all over where I live, but I've never seen any for sale.

I would just make sure to have everything in writing beforehand. Make sure your attorney includes examples of things that could go wrong and how things would be split if something did happen

I would go ahead and plan on redoing plumbing, looking into electrical. Asbestos used to be in most flooring products, glue, and siding, etc. We replaced some windows on a 1940s house and it is pretty simple to have someone do. But if its brick like ours was, you may want to go ahead and get some measurements of the windows. Ours weren't a standard size anymore and it took weeks to get the new ones. Hope that helps.
