@Julius Agonor I did an FHA 203k on my first multifamily/REI purchase. Happy to discuss my experience and learnings. Certainly more difficult than other options I would say, but not impossible. Shoot me a pm if you'd like to chat.

Thank you all for the help. I was able to get a second opinion and got the boiler fixed and back up and running. Hoping that it lasts me through the winter and beyond. I have no idea where I would squeeze a furnace into each unit if I did convert

I bought a 3 flat in Albany Park in October of last year. I recently had The Steam Whisperers come out for annual maintenance and they said the boiler needs to be replaced. I’m not experiencing any issues with the system. I feel they are reputable, but was looking to get a second opinion as a new one will cost me $10-15k. Does anyone have a company that they’ve worked with in the past for steam boilers that they would recommend?

I’m also curious if anyone has experience with transitioning units from boilers to furnace heat.

@Kevin Kong I'm in Albany Park on the north side. I did FHA 203(k) 5% down. I looked on tons of areas south, west and north. $$$, cash flow and appetite for living in not the best areas will determine your location. I offered on 5 and looked at 20 before getting mine under contract.

I agree with John. Connect with Brie and Charlie. I worked with one of Brie's agents to buy my first multi family house hack last year. I did a FHA 203k. I'm living in one unit with renters in the top unit. I'm getting ready to refinance to conventional and renovate the basement unit. Happy to connect to share my experience.

Is it possible request these historical water bills with FOIA without an attorney? I see that they can be request online with the city. Not sure if it's recommended without an attorney. I own a 2 flat with 3 units currently and I've never heard of this before. I assumed the only way was through a rezoning application with Alderman approval. Any advice would be appreciated!

You need to find an old water bill like back in the 1950's old and if the water bill says "3 unit building" the city will give you a new zoning doc that says legal 3 unit and the city will not even come to the building or look at exits, modern code, etc. all they are doing is "correcting the zoning doc" grandfathering it in. Have an attorney pull these old water bills with FOIA from the city. One of the deals this happened quick enough that it was during close the other two after closing. 

If the old water bill says it's a 2 unit it's going to be a lot harder and I wouldn't bet on it ever changing.
