Post: GC Recommendations in Chicago

I’m working with a GC that handled a 203k for me. He’s been great. Send me a message and I’d be happy to give you his contact info.

I worked with @Brie Schmidt and one of her agents, Ronan McBrien to find my first property (I tried to tag you Ronan, but it didn't work). They run an agency here in Chicago for investors specifically. I couldn't have found the place or closed on it without their help and expertise. I probably looked at 20 places and offered on 5 before getting my first one under contract.

I went with a 2 flat (3 livable units) in Albany Park. I was originally looking for 5% down conventional but ended up going with a 5% FHA 203(k). I looked all over the city. I looked at places in Woodlawn, Jackson Park Highlands, Bridgeport, Bronzeville, McKinley Park, Hermosa, West Logan Square, Humboldt Park, and just about everywhere else.

Feel free to message me if you'd like to learn more about my search. I'd be happy to hop on the phone, or grab a beer!

Thanks and best of luck,

Hi BP Chicago,

Does anyone know a GC that would be interested in a 203k project in Albany Park? I have the BOR. A large part of the work is going to be masonry work on the front of the building.

Thank you,

Welcome, Dana. I'm just looking to get started also. I live in downtown Chicago looking to make my first house hack on a multifamily.

I know that @Brie Schmidt knows a thing or two about Milwaukee multi-family.

Thank you, everyone, for all of your responses. I'm not sure how to tag people individually.

@Kuba F. I will definitely read both of those articles. I've been particularly interested in learning how to prospect into off-market properties. Once multi-family properties hit the market in Chicago it becomes extremely competitive. This would also play into one of my strengths, as I do this daily professionally.

@Chrissy Arnold Going on my message to Kuba above, I'd love to learn more about this. I have not targeted off-market properties, but I am realizing that I should start.

Thanks again,

Hi Everyone,

I'm currently working on buying my first investment property in Chicago (owner occupy multifamily). I'm originally from West Des Moines, IA area and a University of Iowa alum. I'm an avid Biggerpockets podcast listener and got the real estate investing bug after reading Rich Dad, Poor Dad back in October of last year (cliche I know). I've been in sales since I moved to Chicago in 2012. I currently sell Enterprise talent acquisition software for a company in the loop. My goal for real estate is financial freedom (Cash flow/buy and hold). I don't hate my job, but I don't feel comfortable having a single source of income, and would like more financial security and freedom!

They always suggest introducing yourself in the forums on the podcast, so I figured I would do so.

Thank you,
