 I estimated expenses at 53% of gross rents and assumed the rents would go down by $50 a month for a unit I thought was higher in the rent. Hopefully I was conservative enough.

How many properties do you own? If over 10 how did you get around the 10 property limit?

I am looking at a 6 unit building in the Cleveland. This is my first purchase of a multi-unit (I have only done single family) and I was hoping there were other experienced investors that could give a newbie some advice. I have analyzed it many different ways and it seems good, passed inspection, all rented up, etc. , the financials look great even at 10% R&M estimate. Just wondering if I am missing something.
