Post: Live in flip advice and suggested criteria

Hey everyone, I am on the hunt for a live in flip in the Fort Walton Beach and Destin areas with a two car garage. When it comes to flipping houses, i know there is the standard 70% rule, but is there a general investing rule to follow when looking for a live in flip? What criteria should i look to meet and what are some of the best way to find these deals. I have been driving for dollars, but havent had much response from the cold calls. I also have been looking through wholesalers for a BRRRR deal as a way to have a no to low money down financing option. Any advice helps! Thanks

Hello everyone, I have recently begun driving for dollars and have been trying to read up on as many BP posts as I could find. Aside from the  information found in numerous blog posts, What type of techniques do you all use that arent quite common place and have brought you success. @Andrew Shepard Hey! I think you may be over looking it. In some areas, insurance may be higher because of flood zones but there is still plenty of room to find a good deal and make a profit. I have a STR right on Okaloosa Island near the water and insurance has not been a factor for me at all. Its a great area to invest and i would highly recommend it, let me know if there is any way i can help :)

Welcome Anthony! Im over at Hurlburt Field and I took the STR rental route when i came to the fort walton beach area a few months ago and its been great for me! Id love to walk you through the numbers and how i found success in that route. I got one of my friends to do the same! Hey @Kevin Allen, i have heard good things about Gulf Shores but i would encourage you to check out the Fort Walton Beach / Destin area in Florida just a few hours to the East. Im looking to purchase a live in flip once my apartment lease expires and I have been exploring foreclosures as a way to do so. I am not totally educated on this part of investing and I am looking for some advice. What is the best way to go about buying a foreclosure? Is there a good place to begin looking? What are some tips and tricks you all have when it comes to dealing with such properties? Ill be looking primarily in the Fort Walton Beach and Destin area, with Destin being my area of choice! Thank you!!
