I am currently in the Emerald Coast (Fort Walton Beach area) and I am looking to get in contact with wholesalers in the area to find some investment properties for myself. Aside from a google search or attending local meetups, what are some of the best ways to get in contact with Wholesalers in my local area? Thank you!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $229,000
Cash invested: $7,000

Vacation rental home in the Florida Panhandle, 3 STR, 3 bed 2.5 bath, sleeps 10. Seasonal cashflow, but ROI potential is great!

What made you interested in investing in this type of deal?

It was brought to my attention from a fellow REI Matt Gardner

How did you find this deal and how did you negotiate it?

My realtor brought it to me and there was little negotiating needed

How did you add value to the deal?

We remodeled the bathroom with fresh cabinet paint, updated fixtures throughout the home and have more plans to remodel the kitchen and all the flooring.

Lessons learned? Challenges?

Establishing hard house rules for tenants and dealing with unexpected fixes/problems while updating. While there is some hassle, the ROI from dealing with these problems makes it worth it!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Hello again BP! Im getting ready to begin my REI journey once I move to Emerald Coast at the end of the month and I was reaching out to see if anyone has experience or success with the BRRRR Method in the area? Is this a good method to start using for a new investor? What are the more difficult aspects of this method? What have you found to be beneficial starting off with BRRRR? Just looking for advice, tips and tricks from anyone who has experience with it. Thank you! I look forward to hearing from everyone

I have been doing alot of reading on the BP forums and through outside resources (books, YouTube, podcasts, etc.) on real estate investing. As someone who is new to the world of real estate investing, I have been doing alot of research to being building my knowledge, however, like many others, I want to take buy my first property and start getting my feet wet. My goal is to start within a few months after I finish my move to a new town in April.

I want to avoid getting stuck in the research phase and I want to take the right steps to begin my first investment. 

What are some tips, tricks, lessons learned or advice for someone looking to take the leap and begin their first deal?
What are things that are often over/under analyzed in the process?
How do to know you have a good deal? Where to avoid looking for deals?
Best way to jump out of the education "comfort zone" and start doing?
