wow that's long the search is typically 1-3 days. The title company has a hourly employee that does it. I'm in Wilmington NC it takes my attorney a day or two.

the list price is what they hope to get. The off market value is the current estimated value.

I would think start around 180k see if they will come down and meet you around 193k depending on how much the renovations cost you could get a nice check. A simple formula price you hope to sell it for times 70% minus yor fee gives you the moa max allowable offer

I would try to feel the seller out and know about what you can sell if for gives you a great ideal for the price to pay

look the address up at the tax office and on a few sites to get a feel of an estimate. Then act quickly to make a conservative offer, remember if you start low you can always go up. If they are asking 210 I may offer 194 just to see how flexible they are but you need to know the market also. I hope this helps you.

well first I would get them under contract. Then start your marketing through different sites and word of mouth. It will sell as long as you market it.

Great questions all of which I asked in the beginning to. It's up to you how much to spend on letters. The contract/agreement should be simple and give you an exit if you can't find a buyer in the time frame. The attorney can make any changes to your contract for you.
