Hi there it's tough I know first hand after you've had a few experiences then you put everything in writing even if it is on a napkin and give $10 to make it binding.

Hello there, I would mail the owner a letter and see if they want to sell, if you are lucky they will give it to you for cheap. Good luck

You are correct the contract is assignable in NC you made it legal with $10 or so. The agent is trying to push you out the deal, the standard 2-t agent contract says assigns as well. Rule 1 don't waste time with people who waste time.

Hi there, when people say no money down they mean little money. I'm in the same boat as you are yet I pay for my letters that I send out every month. I'm paying for leads and Web hosting yet when I do a transaction it's more than 2k so it works. My thing is doing deals consistently.  Lol! The bottom line is this is a numbers game even if you don't pay for the property the lawyer still gets his money.

what they did was dumb they put liens on the properties wow. They got away with it for a while now they have to pay.
