@Kathy Henley you mentioned that there wasn’t a housing shortage in St Louis, is that in all sectors? And is there a place to find stats like that or is that derived from other numbers?

@Will Barnard So I’m wondering if there are Kobayashi Maru (the un-winnable scenario from Star Trek) properties.  Aside from someone taking a risk and going negative, banking on aggressive appreciation, is this one of those situations?

Very helpful.

My go to thought is to offer my time for free to someone that needs help with busy work.  To me I’ll be immersed. This is how I learn best anyway.

With my relatively shallow experience as an investor, I realize what I have to offer anyone on my power team is small.  So how do I go about building a relationship with a realtor?  

I’ve spoken to a few and they have brought up signing an agreement with them.  From the way I understood the agreement, the agent would get a commission regardless of their involvement in the deal.  

Is this something that Newer investors do to get there feet wet?

@Will Barnard I have just recently spent time with a mentor and your path was an almost identical one to that of my mentor laid out for me.   I appreciate the validation. 

The communication aspect of RE investing will the most challenging for me since I have the hardest time getting out of my own way.   When I get past that things will flow.  

It’s like getting into cold water, I just have to run and jump, but some times it takes a few walk ups before I just do it.

@Greg Dickerson I'm not opposed to going the route of a General Contractor for my first go around if that person is willing to help me learn about the process.  I have business plan I'd like to execute and be comfortable with finding subs for certain situations, such as a light rehabs in the future. 

With that said, how much more will a job cost with a General Contractor running the show?
