Thanks, @Rob Scarry. That’s good to be aware of. I’m not looking at DFW anymore because of how saturated and expensive it’s gotten compared to other places. What about property tax increases in Bexar County where San Antonio is? That market is more attractive to me.

And I went ahead and bought a SFH in Memphis and have been enjoying a 13% cash-on-cash ROI there.

Hi, all.

I'm in a position where I will soon be living alone in my 4BD, 3BA 2500 sq. ft house in Seattle's north end -Lake Forest Park - which is one of the more sought after and expensive areas around Seattle. I've decided to pursue a househack strategy with this to cover the mortgage and other expenses I have. I'll offer the three upstairs  bedrooms - including the master with private bathroom and walk-in closet - to three different tenants/housemates, while I take the least desirable downstairs bedroom. I'm an experienced landlord holding other properties and will be applying the same principles to this, but I haven't had housemates before. So my questions are about day-to-day living. What are the best practices for the following:

1) Are groceries and meals individual or collective?

2) Are dishes individual or collective?

3) vacuuming common and private areas?

3) consumables like toilet paper?

I already know I'll charge the tenants a fixed monthly amount for all utilities, internet, and cable.

@Kaz M. other BP members have reported that blue Democrat states are more tenant-friendly and red Republican states are more landlord-friendly, and CA ranks as one of the most tenant-friendly blue states. It's also an interesting correlation that blue states seem to have more expensive markets - CA, OR, WA, NY, CO vs. TX, TN, FL, MI, NC, etc.

Hi, @Daria B.

What I meant was, mathematically, when paying off the HELOC, does a higher return show when I pay off a $60K amount under the interest-only option, or pay off a $59K (since some principal has been paid in that 6 months) amount with the p+I option?

Hey, all,

I'm pursuing a BRRRR strategy for a property using a HELOC from my primary residence. I will be refinancing it after the 6-month seasoning period. The credit union I chose offers both an interest-only HELOC and a principal + interest HELOC. Since I will pay off the HELOC in 6 months, which would be better to get a higher return?

Hi, all.

Can anyone recommend a full-service investment company in the Kansas City market? By that I mean a company that will acquire and sell to me a distressed property, handle rehab I pay for, and then provide good leasing and property management in-house afterwards?

I'm looking for single family in B class or better neighborhoods. I want to find a few properties for around $130K each to make a 1031 work when I sell a current property a few months from now.

Not looking for turnkey that sells at retail prices, but for properties I can build 25% + appreciation into with rehabbing that will allow me to refinance later on to follow the BRRRR strategy (so an ARV of $200K from a purchase price of $130K).

Also, are there any inclement weather problems unique to that part of the country that damage properties, like tornadoes?
