I have zero experience with this subject. Will a tenant pay more for having this "free" service?

Very interesting subject! For lower-end properties this might be a great solution!

What if  I advertise property this way;

1. $x bi-weekly (like used-car dealers for no credit people).
2. Two-week free rent move-in special.
3. One-month security deposit instead of a lower amount.

Just a thought.

Charles, welcome you are not allone there are lots of folks doing the same, Mexico is terrible for anyone with assets. It will get worse, good time for you to

 Things are going from bad to worst in Mexico. I had to be very creative to unload my properties.

Hello Tyler. Mexico´s "Buro de Credito" is very similar to the Credit Bureau in the US. Have your prospect email you a full report which will be in Spanish but will be understandable even if you don´t speak de language (you will find red "x" or green "checks").

People in Mexico are used to paying a full month of security deposit + providing a co-signer because it is a standard procedure.

I would also run a standard screening, but keep in mind that if they are new in the Country, this may have little to no information.

Here´s what I do:
1. Spend more time on the phone asking qualifying the prospect and weeding out the ones that do not meet my standards.
2. I always post a showing date and time in all my ads.
3. Show two hours only and by appointment only and confirm the day of the scheduled visit.
4. I don´t mind if two or more prospects show-up at once.
5. Most importantly, if a prospect shows interest I ask for a $50 non-ref deposit right there and then which goes towards application fee (screening) and their security deposit if they qualify.
