If anyone knows of multi-family properties for sale in the McAllen, Edinburg, Pharr, etc. areas, please contact me. I am interested in 5 to 25 units and it does not matter if they are vacant or in poor condition. Do not need owner financing. I buy and hold.

I´m rehabbing a 7 apartment building and have to replace refrigerators and ranges. I purchased scratch and dent new units and my average cost was under $500 a piece. 

Lowes and Home Depot do not have a decent inventory at the moment due to de COVID-19, so my options were limited and the cost too high for my budget.

I buy many things in Amazon. Great prices and designs that you will not find at Lowes/Home Depot. 

I am currently rehabbing an 80´s 7plex in South Texas and aim to attract younger professionals. Matte black fixtures, knobs, etc. will do part of the trick.

I´m happy to share with you that our first two negotiations are finalized. We should be closing on two good rental properties in Texas before February 28th.

Elena,

Although I feel that your calculations are too conservative, my opinion is that either the price of the property is too high or the rents too low. "Drive for Dollars" and find another property. 

Most of what I find listed on the MLS is overpriced. Also, don´t be afraid to make low-ball offers, it´s worth it!

I friend of mine who is also looking to invest in rental properties in the US, is considering Miami. I´ve read a little bit about the subject and considering the high prices compared to Texas, I wonder if the law is as friendly in that market as it is in Texas.

I am in the process of buying properties in the McAllen/Edinburg, TX area. 

The University of Texas has a campus in Edinburg and I am considering renting apartments to students because most landlords won´t. In my opinion this is an opportunity to get higher rents but also more problems. This was very interesting to read.
