My company was able to get a home $104K (as-is) under contract for $22K.

I am looking for a lender/partner to fund $25K for this deal. This will cover puchase and landscaping. After a light rehab (all cosmetic), I'll rent and Refi; it is at this time that you will be paid out.

I know that $25k is a small loan typically, so I am willing to pay $10K, that is 40% ROI.

Send me a message for all of the details.

So we buy all of the martials for the contactor and set up a draw schedule that we're BOTH comfortable with. It is typically once a week AFTER work has been completed and I have a lien waiver signed.

Material cost is the only real reason for them to want a large sum upfront, so covering that yourself helps cut back on their risk and yours.

I am looking for a funding partner to come in on a flip. 

This would be a complete tear down and new build.

The house is in a very hot neighborhood in St. Louis.

$110K purchase price. $280 new build cost 

Tear down small house, and build 2.5 story 2400sf home.

Consertive ARV $535.

@Sheila Campbell not to speak for Jeremy, but I think he was advocating house hacking. You buy a multi-family building (duplex up to a four-plex) and live in one unit then rent out the others. Your tenants would be paying all (or some) of your mortgage.

I've actually (potentially) a similar deal on the horizon. I'm considering buying a SFR near a major university, and renting it to students by the room.

What can you tell me about managing that many different tenants? Did you offer internet or any amenities? How did you find tenants and set the price per room?

Post: Renting a SFR out as student housing

Hi, I'm evaluating a deal and wanted some advise.

I found a property that is less than a 5 min walk from a major university. It is a 4/3 with a decent size basement, washer/dryer hook-ups, and a ton of character.

I'm just trying to figure out the best way to go about student rental. I hear ppl charge per room and have different leases for each resident; is this your practice? Do any of you have the home furnished? What about utilities and WIFI? How are you all finding students, and how long do you make the lease? One semester or full year?

Thanks for any insight or help you can provide.
