Willing to pay 40% on a $25K loan

My company was able to get a home $104K (as-is) under contract for $22K.

I am looking for a lender/partner to fund $25K for this deal. This will cover puchase and landscaping. After a light rehab (all cosmetic), I'll rent and Refi; it is at this time that you will be paid out.

I know that $25k is a small loan typically, so I am willing to pay $10K, that is 40% ROI.
