I personally would probably keep a cash-flowing and not management-intensive property. I have found that some properties I have purchased run smoothly, and others, no matter what I do, don't, and those are the ones I sell. There is no rule about selling single-family rentals before getting into multifamily. I would start your multifamily investment journey now.

A common issue with cash for keys is the landlord is suggesting a price to the tenant. I always have the tenant tell me their number. Usually, it is lower than what I would have expected.

On a side note, what other options do you really have? If they are not paying (I imagine that is the issue), will you go through the whole eviction process over the next few months versus giving them a few hundred bucks? I began my career with rental properties in CT, and the eviction process can be brutal.

They paid September rent but have not fully paid July or August?

When a tenant pays rent, I apply it to the oldest month of rent owed first. For example, if someone pays me rent in September but owes me rent for July, August, and September, I record it and provide them with a receipt for paying rent for July. Technically, they still owe 2 months of rent. If they paid 2 months of rent, I would record it as them paying July and August rent (September still being outstanding).

More strings are attached to these agency loans. Similar to COVID, when it was difficult or not possible to evict tenants if you had one of these mortgages. It makes bank financing look more and more favorable.

I would probably put them on a 6-month lease and charge them 15%-25% more monthly.
