@Luke Westmoreland I say if you can come out of college with little to no debt then do it. Major in finance/accounting so you will have a leg up on other investors as far as book keeping and taxes go. This will help you to become financially literate while you are building you real estate knowledge. I recommend that your first investment be a 3/4 bedroom house in your college town that you can rent out to your friends and live for free. When you graduate you'll have a cash flowing property in a rent friendly area and a major that can connect you with other individuals to help your real estate journey.

@Michael Baum simple stuff like filing and report fees. Wouldn't want to pay operating fees in two states I don't think.

@Michael Baum I was mainly thinking of opperating fees for a GA LLC to operate in FL. I have heard of some investors using land trusts for FL properties to avoid operating fees. I thought it was an intersting concept.

PCB is a fine market and condos do well there. I live right down the road.

Thinking of of investing in a condo in Panama City Beach. Any advice about the market trends in the area? Should I put the property in a FL land trust or claim the poperty under an LLC and pay to operate in FL?

 I still work a day job so turn key sounds like a good short term plan while I build some capital. Thanks for the help!
