Too many ideas..... not sure which one is right

I purchased a house with 8 acres attached about a year and a half ago at the age of 23. This was my first home purchase. I am a real-estate rookie and looking for ideas to extract the maximum value out of my investment.

Should I live in my house and build a small multi-family unit on some of the buildable area of the property?

Sell the house and land to start house hacking?

House: 1300 sqft, remodeled, new roof, no garage. 

Land: over 1000ft of road frontage, corner lot, mostly wooded but front 3.5 acres are buildable with minimal excavation. 

Location: Lagrange, GA   Up and coming neighborhood in good school district (best elementary school). Considered in the country but city plans to run water to the area in the near future.   

As of now county mandates will not let me sell less than 5 acres. So selling the land and turning the house into a rental property is tricky.
