House with 8 Acres (Lagrange, GA)

I purchased a house with 8 acres attached about a year and a half ago at the age of 23. This was my first home purchase. I am a real-estate rookie and looking for ideas to extract the maximum value out of my investment. 

Should I live in my house and build a small multi-family unit on some of the buildable area of the property? 

Sell the house and land to start house hacking? 

As of now county mandates will not let me sell less than 5 acres. So selling the land and turning the house into a rental property is tricky. 

Just looking for ideas and Insight. Purchase price $225,000

The land is mostly wooded but has about 1 1/2 to 2 acres that are cleared/buildable and a good distance from the house I live in. 

Located in an up and coming area with the best elementary school in the county. Considered out in the country, but there are plans in the works for city water to be ran to the area. 

House is 1,300 sqft with a new roof and has been remodeled. No garage.
