When flipping a house, what are some expenses that can be written off for tax purposes? This home is a few hours away; so what about things like driving miles, anything we purchase for the house, food while working on the house, gas, lodging, utilities... Also if you know of a resource (book, website, podcast episode, etc) that you could point me towards, that would be awesome! Thank you in advance!

Hello! I ran across a listening in the Triad MLS for North Carolina that stated the listing was an "Equitable Interest Listing". From what I looked up, it means that the owner doesn't actually have full ownership of the property. Is that correct? And if that's the case, how are they able to sell the property? What kind of legal issues / title issues would we be looking at if we moved forward with offering/purchasing this property? Thank you!

Prior to making an offer, we're allowed one initial viewing of the inside of the property. Would it be better to have a GC or an Inspector walk the property?

As I've gotten more and more involved in real estate investing, I'm finding the power in my daily and weekly KPI's. Some of my KPI's include: analyzing a set number of deals daily, spending 30-60 minutes a day studying real estate (BP podcast, RE books, etc), connecting and vetting a set number of team members weekly, and making a set number of offers per month. What are some KPI's that you've implemented that have really been helpful/beneficial to your investment career?
