Haha! It's nice to have a good laugh once in a while after bombarding my brain with everything else on this site. 

I was pretty excited after getting a mention from him in my new member intro..... After listening to all the podcasts I was SURE that I would never personally hear from this mysterious Brandon Turner!

Here are a few things I've picked up. I'm not a PRO at this....as I am currently on the search for my first deal, but I think the following might help.


I would say the first [major] cost will be the marketing. Everyone likes to say "you can get started with no money". Well, you COULD, but it might be pretty difficult. As for myself, I have set aside a budget strictly for marketing every month.

I think all the costs for closing would normally be paid by you, factored into your asking price. You want to make the deal as favorable as possible to the seller. They already have some other issues going on in their life (maybe divorce, death, bankruptcy etc....) the more you can make this a great deal for them, the more likely you are to close.
