If I were you I would touch base with a lender first to see what your options are. It doesn't hurt to get the ball rolling that way you have a plan of action or a target to hit. Depending on where you are based there may be some options in a lower price point. Starting with a condo/townhome with a few bedrooms might be your best bet to getting your foot in the door. Hi Vicky, 

With your budget and criteria looking in Long Beach might be a great option for you. It has more affordable price points comparatively to most LA areas. You may have to start off with a Condo/Townhome with an HOA. I know perception of HOA are typically negative but don't forget HOA's typically cover big expenses including foundation, roof, exterior, ground maintenance, windows and sometimes utilities.

I'm not exactly sure what your question is but I have worked and lived all over Southern California. From the criteria he gave my recommendation is the Long Beach area.

Hi David, 

Defiantly agree! Long Beach and San Pedro would be my top recommendations! Long Beach will be hosting the Olympic in 2028 and San Pedro has a $36 million dollar water front development that kicked off at the start of 2021. I'll link the development below.
