I would be curious to know if there's such a thing either. Or it might be useful to know even if a property is re-listed because a deal fell through in general and what the reasoning behind it was.

Hi there!

I'm new to BO and REI! My wife and I bought our house intending to rent out the lower floor. It should easily convert to a rentable 1BR/1Bath unit. We need to do a couple things to make it possible to do that. I'm looking for a highly recommended contractor to give me an estimate at what is going to cost to get these items done in San Francisco. Does anyone have recommendations?

Any help is much appreciated. Also if I should post this on a different forum please let me know.

A good friend of mine has been looking to buy for some time and I just thought of a (potentially) great idea to lower my barrier to entry for purchasing. What if we went in on the place together, and she lived in one unit while I managed and rented out the other? Would you consider that house hacking? I think this would be a long term buy and hold and could potentially help both of us out. I get experience going through the whole process of seeking a deal, fixing it up, purchasing, property management and she gets to live in it and gain some equity along the way. When we decide later on to sell/part ways with it we split 50/50?

I made assumptions about the property taxes based on some nearby properties in the same price range. As for the repairs, it looks pretty minimal to me based on pictures. I think where this deal doesn't look so great is the purchase price. If I were to be able to get it at 80% asking, I think it becomes a lot more viable, but that seems like a stretch given the condition of the house. Any thoughts here?
