If you're out of town and looking to analyze a deal, how do you estimate the repair costs if you only have a few photos on the listing to look at?

If you're able to find a deal where you can get some financing fun someone else's because you don't have the funds, where does the money for the rehab come from? Do you work that into the deal with your partner? Do you get bids on what you want to do before closing? Very curious to learn what folks have done here in this situation.

Is there general norms when people start the eviction process in terms of number of months with late rent?
