@Tom Shallcross very true! I’ve been considering reaching out to some local brokers and seeing what opportunities are there, guess it couldn’t hurt. Appreciate the input!

About to start using Deal Machine to find deals that I can either wholesale or just pass on to local investors, but I'm trying to figure out where to start. How do you pick out a neighborhood to drive around in? What are some criteria for this area? Once I have these criteria, how do I go about finding an area that fits it, assuming I don't have a crazy knowledge of the area and all the homes within? Have you guys had more success driving, walking, biking, etc.? Any help would be greatly appreciated!

As a novice in the real estate investing world, I'm looking for a way to get my feet wet in the business. Don't have a ton of money but have plenty of time, so one effective strategy that I've heard is to drive for dollars and find some killer deals to then pass along to seasoned investors in my area in hopes that they lead to something whether it be a partnership or a commission. Not necessarily wholesaling per se, not making lowball offers and selling it to an investor, but rather handing over good deals in good faith to build a relationship with investors. Of course, I know driving for dollars is an extremely popular way of finding deals when you have time on your hands, but I just wanted to ask the BP community of any other methods you guys find effective for someone in my situation. I'm planning on starting a free trial with DealMachine and hopefully using that into the ground for the next 14 days, so any DealMachine tips or other deal-finding methods would be greatly appreciated!

I'm just wondering if anyone out there owns properties that they use for short term rentals with sites like Airbnb, and if those properties produce significant cash flow. I have heard from some that they can use Airbnb to get nearly triple what they would get in a month from a conventional long term rental, but I'm sure this has a much higher variance depending on your market and is obviously less consistent.

Kind of want to piggyback off of the original question a bit and ask this from a very novice point of view... to my understanding, hard money lenders offer short term loans at higher interest rates, correct? Which of course makes sense for flippers, but if you went into it intending for it to be a quick flip and then decided to hold & rent instead, how do you navigate this when the loan is for only 12 months let's say. Do you refinance it into a traditional mortgage and use that to pay off the HML? Probably a VERY novice question but just making sure I'm understanding!

First of all, hello to the Bigger Pockets community. I just joined yesterday and this is my first post, so I'm excited to get into it with some of you that are miles ahead of me in your real estate journey.

To get right to it, I'm only an aspiring real estate investor at the moment, like I'm sure so many on here are as well. I'm still in the process of saving up some money from my day job to be able to have at least some cushion as I jump into the deep end of creative real estate investing (using some strategies from Brandon's Low and No Money down book that I just finished - amazing!) And, well, my "day job" right now is actually a business I have started which is a social media marketing agency working primarily with real estate groups & realtors. I have enjoyed working with these agents and getting a peek into the world of real estate while I'm at it, but it made me think of another possible way to utilize my experience with social media marketing and enter the world of real estate investing as well.

All that to say, I'm curious if there is much of a market for a social media marketer like myself to work for a wholesaler (or any investor for that matter) as a way of getting leads/deals. I know for wholesalers the tried and true methods of direct mail, bandit signs, and bumper stickers have worked well, but social media obviously is something that I think the vast majority of businesses/investors realize the marketing opportunities in, if not already utilizing them.

Don't know if this is an exceptionally lengthy post for these forums, if so my apologies haha! But to all of you experienced investors out there, what is your take on this? Have you ever hired a social media marketer to get deals or buyers? Thanks for any help!
