For us, the biggest impact has come from a focused approach to DFW Market with a consistent team and goal-directed action.  In last year itself, we went under contract for close to 90 million in value assets and we are closing a portfolio this year.

Professionals and accredited investors have taken advantage of this growth by investing with us in these offerings.

I think you are at the right place most syndicators and sponsors on this platform do both. Biggerpocket is a good resource, the vetting process is not that simple, every offering has significant risk built. It is simply that it doesn't go up and down in value like the stock market. The basic question is to ask for previous deals, investors who have worked with them, visit those properties if you can and it will give you a fair idea about the sponsor. Look at their deal structure and any previous PPM they can share with you will be helpful.

The only other elements I would like to add know the area, the taxation and insurance cost is very high in Texas overall, and cities like Houston have that too.  Check the crime rate/ Average population growth and income of the people living within 3-5  mile radius. The cap rate can be skewed because of the distressed property. Look at third-party reports like Co-Star/Yardi matrix and have the sponsor share it with you. Look at comps and if you are really interested drive the property both during day and night. Overall it's good to discuss but we are only looking at no. The deal structure should support your investing goals, have a conversation with the sponsorship team.

The key is to realize how you want to use your resource. For me, cash is a resource. It all depends upon how much leverage and risk you want to take. As a syndicator and sponsor of multifamily properties, we always leverage cash to maximize return at an acceptable risk. The market is in good condition to invest. Do your due diligence, run no. on the property you are investing in. Rest is all up to you. If you are new to the business partner with someone experienced.
