Find out if you can work with some sponsor/developer/syndicator it would be very helpful. There are few things you can do 1. look at your skills and figure out what you can do with your current skill set 2. Find what you want to learn, commercial real estate is a big field 3. network with people who are doing what you want to do. You can use this platform and LinkedIn to connect. Working with a group will be very useful

Another aspect of this business is setting the criteria for which type of Clients you would accept in your work. If you start working with every person who wants to buy multifamily you would be wasting a lot of time. Choose your clients wisely.

Finding a 7% cap rate will be a tough deal. Finding such a deal will be a challenge unless it is a deep value add. So try talking to your client and dig deeper into what is behind the criteria? and what kind of returns they want?

I would invest a million in MF, on an average with 20% down you can get a 5 million dollar property. In a market like DFW you would get close to 50 units. Get a good property management company to help manage it.

Get a cost seg study to get a good write off on your taxes.

Given the current situation, the loans are getting difficult to get and it is difficult to assess the impact on employment, job growth till this all settles down. Assume a higher vacancy and a higher interest on loans to offset some of the issues you may face. If it all works then you go ahead. I am assuming you know the area very well and understand the market dynamics

The key is to look at your local market and acquisition criteria. We have to evaluate the impact on your local community, your investor base, and associated factors. There might be buying opportunities both in the stock market and real estate. I would always advise keeping some dry powder to act when time is right. Meanwhile take care of your self, family and your community.

I am currently looking to go in Apartment investing along with few commercial deals.
