Hello!

I am currently in contract on my first property, a duplex, and I am inheriting a tenant on the other side. They are in the unit until march. Does anyone have ideas how to deal with being a landlord and a neighbor at the same time? I do not want a tenant knocking on my door at 3am for an "emergency" that is not really an emergency. Also, does anyone have any general tips or tricks for going into this situation.. (Inheriting tenants that is) I am currently reading Brandon Turners book on how to manage rentals. I like the idea of sending the tenant a letter with information and about my renovation plans (I do plan on fencing our yards with a privacy fence as well as separating them and maybe adding a fence) Thank you BP fam!

I am in contract on my first property ever! (A duplex) I am planning on house hacking it! I am inheriting a tenant on the other side and am worrying about what to do about book keeping. I have thought about using google docs, but I am not sure. I am trying to get ahead of staying organized here! Appreciate it! Any help would be much appreciated!

Looking to buy my first deal, I have 2 options in front of me. One is a duplex, 2 bed 1 bath each side, with one side having a opportunity to convert the extra family room into a bedroom, and it is in a class A neighborhood. It will cashflow. Found out today that previous buyers pulled out due to septic being very saturated. Is that something I should run far away from? 

Other one I am looking at is a 1 bed 1 bath each side duplex, but doesn't seem to have any issues, it is in a class B neighborhood. Already has an offer, so I am thinking in this market I should maybe move on that one instead? Im not sure.. This one has a offer so I may try and get it.

Just want to know yalls thoughts! I have no experience in this kind of stuff. Thank you!

Looking to house hack, so I would like to live in a safe neighborhood of course! What resources do you guys use to see if a specific address is in a safe neighborhood? I would appreciate any feedback! I have been having trouble finding this out on my own!

I am a new investor, currently in the beginning stages of trying to buy my first home. I am looking to network and meetup with some like minded real estate individuals, are there any meetups I could partake in that happen on Fridays or Saturdays? On monday, I am going to get my pre approval started (VA home loan) I am planning to do $0 down, live in it a year, then make it a rental. Very anxious, but excited to get into it. I am researching Indianapolis, Fishers, Noblesville, Whiteland, Franklin, Greenwood, Castleton, Southport, but when looking at medium price of homes vs medium rent theres no cashflow at all it seems. Any tips for this?? Appreicate it!! And if anyone is in the central indiana area and wants to start a connection, I would love to start some new relationships with fellow BP members! :)

Hello bigger pockets! 

My name is Chance, and I am brand new to the real estate sphere. I have been working hard the last few years to get in the game. I became a truck driver, lived in my truck, and got debt free. I pretty much own nothing, and have no bills, but right now I have $12,000 saved, my goal is to have $20,000 saved by the summer. In the next 6-12 months, I am wanting to buy a home with a VA home loan in either central FL or central Indiana. Once I buy this, I want to leave trucking (use to income to qualify for the loan) and become a real estate agent possinly. I am wanting to house hack it. I have great credit (above 750) so all the pieces seem to be in place. I heard some advice that I should be running numbers every day. Is there a resource here on exacltly HOW to run the numbers? Also, where should I be looking at real estate? Is a site like Zillow going to be sufficient? This is my biggest step so far towards owning my first property, Thank you, and I am very excited to get involved in the BiggerPockets community. (More than just reading the books and listening to podcasts :) )
