Hey all! I have a duplex in plainfield indiana, and having a tenant hit me with the ESA question. Which made me realize I am not knowledgable on these laws, and looking for help. Tried calling around to lawyers towns around and cant get a straight answer. I have a no pet policy, and I know ESAs and service animals are different. Where could I look to get more info, or who should I call? Thanks!

Hi all! So I have renovated, got professional pictures, and now am ready to rent out my first medium term unit! But I am stuck on the screening process. Is the 3 times the rent still a rule of thumb for this like it is for LTR? Also, what do you look for in credit score. And if they go through air bnb do you guys still require a lease? Thank you in advance! Wouldn’t be here without this community 

Hey! Was just seeing if anyone had advice for how to legally inform my tenant I do not intend on renewing his lease. I inherited the tenant I read the old lease it said there should be a 60 day notice.. will a text message suffice and legally have me covered? Or where could I find the answer to this? Thanks in advance!

Hey! I was trying to find a way to collect rent online. Apartments.com seems pretty promising, does anyone have expirence in using them? Is it legit? Is it safe? Thanks!

The benefit of using property management software is that the online rent collection features automatically link with the accounting and reporting features too, so you won't need to manually enter data to do your accounting. You'll also have access to other useful features like tenant screening and linked bank feeds.
