Inheriting Tenant? First time landlord!

Hello!

I am currently in contract on my first property, a duplex, and I am inheriting a tenant on the other side. They are in the unit until march. Does anyone have ideas how to deal with being a landlord and a neighbor at the same time? I do not want a tenant knocking on my door at 3am for an "emergency" that is not really an emergency. Also, does anyone have any general tips or tricks for going into this situation.. (Inheriting tenants that is) I am currently reading Brandon Turners book on how to manage rentals. I like the idea of sending the tenant a letter with information and about my renovation plans (I do plan on fencing our yards with a privacy fence as well as separating them and maybe adding a fence) Thank you BP fam!

Make sure you get their deposit and any prorated rent (if you don't close on the first of the month).  Just introduce yourself in a letter letting them know how to pay the rent and give them your emergency contact information.  when you go to build the fence, let them know in advance.
